Similar views, $1.8 million difference

Two homes just hit the market in Dana Point’s Lantern Village, and both appear to have a very similar view.

Yes, one is a condominium and one is a home, but the size difference isn’t staggering. I also know many folks value these homes by the size of view, which - and correct me if I’m wrong here - seem to be basically the same quality.

Housing market warming along south coast?

Local experts claim that the housing market tends to warm up and see more activity after the Super Bowl and as spring rounds the corner, but not this fast!

In fact, Steven Thomas of Altera Real Estate claims in his latest biweekly report that this is the strongest demand has looked in Orange County’s real estate market since 2005.

And, the numbers are looking pretty good in our south coast cities - all of them shaved time off the expected sales pace to sell homes in each city.

Two weeks ago, it would have taken an expected 5.82 month’s to sell off Dana Point’s active home stock, which has sped up to 4.98 months.

Laguna Beach followed suit by speeding up to a 8.82-month sales pace, quicker than 13 months (reported two weeks ago).

San Clemente also enjoyed an improvement in sales pace. Two weeks ago it would have taken an expected 4.07 months to sell homes in this city, which is now 3.24 months.

Talega by itself (excluding the rest of San Clemente) sped up to 1.91 months (it would have taken 2.74 months two weeks ago).

And San Juan Capistrano also saw a swifter market time - it sped up to 2.2 months from 3.1 months two weeks ago (Why are we including San Juan?).

Countywide, the trend was the same. Two weeks ago it would have taken an expected 3.02 months to sell O.C.’s home stock, which improved to 2.42 months.

Thomas said the following about market time countywide:

“There is a lot of confusion about the housing market because there are really three markets: less than $750,000, $750,000 to $1.5 million, and $1.5 million plus. For all homes less than $750,000, the market is ON FIRE with multiple offers and sales prices above the list prices. When the expected market time drops below two months, the market is crazy with a lot of competition. The $750,000 to $1.5 million range is getting hotter and many are experiencing multiple offers. There are more jumbo loan products available with much more attractive rates. For homes above $1.5 million, the market is as cold as ice, the higher the range, the colder the market.”

Home slashes $1.3 million in 4 days

A home in San Clemente Southwest, arguably the most desired part of the city in terms of real estate, hit the market and then drastically dropped its price just days later.

Located at 303 Calle Francesca, this new listing came on priced at $4.2 million and was slashed to $2.9 million four days later. The home has 3 bedrooms, 2 baths, 2,817-square-feet and ocean views.

The listing description touts:

“Beautifully remodeled 3 bedroom/2 bath single story pool home situated on approx 14,000 sq ft lot in Cyprus Shore, one of San Clemente’s most desirable gated beach communities. Expansive ocean views. Enjoy fabulous community amenities including 2 pools, tennis courts, clubhouse and world class surfing beaches.”

With the price reduction, the dollars break down to $1,029 per square-foot (and that’s after the cut).

According to public records, the home last sold for $450,000 in May 1999.

HOA dues? $260 a month.

South coast: short sales, foreclosures up

Most of our south coast cities went against the grain and reflected the opposite of the countywide trend by seeing an increase in distressed properties for sale.

Two weeks ago, Dana Point’s percentage of short sales and foreclosures was 24.7%, which has risen just slightly to 24.8%, according to a biweekly report by Steven Thomas of Altera Real Estate.

Laguna Beach also saw a slight increase in distressed properties. The percentage of short sales and foreclosures rose from 9% two weeks ago to 9.3%.

San Clemente, however, saw a decrease in distressed properties for sale. The city’s stock of distressed properties for sale dropped from 32.8% to 31.2%.

Talega’s distressed properties increased too - two weeks ago the percentage of distressed homes in this large community was 52.4%, which has risen substantially to 57.4%.

Countywide, the percentage of short sales and foreclosures dropped from 34.8% to 33.7%. Thomas explains the drop:

“The active distressed home market, all short sales and foreclosures combined, actually bucked a 12 week trend and dropped by 22 homes to 2,651. That does not mean that there are fewer distressed homes coming on the market; rather, it means that the increased demand is eating up the active distressed inventories. Over the past month, the number of distressed and non-distressed homes to hit the market has been increasing, but many are going off the market as pending sales just as quickly as they are coming on.”

Here’s what $25 million buys on the Strand

Before this home hit the market last week, the priciest home for sale in Dana Point was 15 White Water Lane at $13,995,000, but the home is in an online auction with an opening bid of $7.5 million. Excluding this listing, the next priciest was 49 Beach View Avenue, also in the Strand, listed at $13,950,000.

This new listing at 47 Strand Beach Drive is a Cape Cod style home sitting on the sand that has 5 bedrooms, 7 bathrooms, 9,700-square-feet and ocean views.

Home sells after $5.3 million in cuts

A home I have been following for almost a year sold yesterday, according to the Southern California MLS.

Located in Laguna Beach’s Emerald Bay community, the home at 33 Emerald Bay has 6 bedrooms, 6.5 bathrooms, 6,000-square-feet and ocean views. More notably, this home is next door to the former home of Warren Buffett.

The home was first listed at $13.3 million when I started following it. Over time, here are the price reductions (and one increase) that took place: lb33emeraldbay

  • March 11, 2009: $12.3 million
  • June 2, 2009: $10.3 million
  • September 17, 2009: $9.3 million
  • November 17, 2009: $7,495,000
  • November 18, 2009: $7,995,000
  • January 26, 2010: De-listed

If the recorded sold price for the MLS is correct, this home saw $5,305,000 in price reductions before it sold. That is just the type of market we are facing today - the luxury market can’t compete with the lower end.

Here are the sales trends that appear from DataQuick’s freshest homebuying stats for the 22 business days ending January 14 in our South Coast beach cities …

• 3-city sales totaled 124 – that’s +25% vs. a year ago. Countywide, sales were +9% vs. a year ago.

• Of the 3 cities’ 5 ZIP codes, 4 had sales gains vs. a year ago while 2 had a gain in their median selling price vs. a year ago.

• 1 of these 5 ZIP codes beat the 11.5% overall performance of the countywide median for the past year.

Laguna Beach sold most mansions in 2009

While you thought the economy was tanked, Laguna Beach saw Orange County’s highest-priced home sale for 2009 and ranked ninth in the state for the year’s priciest home sales.

Though $1 million+ home sales declined statewide in 2009, three O.C. ZIPs saw gains in $1 million+ home sales, according to MDA DataQuick.

Trailing closely behind Laguna Beach are two Newport Beach ZIPs with top-priced home sales, which DataQuick says is a community where almost all home sales for the year were in the $1 million range.

Turns out, despite tough times in the real estate market, O.C.’s mansion market is faring just fine.
