There is no such thing as a 40 milion dollar Laguna Beach home…it is a seller’s fantasy.
Until it sells for $40 million it’s not a “$40 million home.”

Asking prices are like Assking prices every seller has one. This one is probably not very useful.
That’s a lot of erosion on that cliff face which is pretty close to the house. How stable is that cliff? How big is the private beach?
The bedrock in Irvine cove is just few feet away from the grade level. You can build a highrise tower on those bedrock without too much of challenge. However it changes when you head south to south-Laguna area. The bedrock is over 40 feet below grade at those oceanfront properties on the cliff in Three Arch Bay. You will need to drill all the way before you hit the bedrock. Depends on how many caissons you need, the construction costs can add up.
