Even at 31 million I would at least expect a double sized lot and room for a tennis court. I really can’t see anyone paying over 15million, but that is just my opinion.

With a tax assessment of 7.8 M, I’d say less than 10 M.
The house needs a lot of work to bring it up to $30M level. I would price it at around $20M in this market.
