Since about the start of the year, Monarch Beach’s Niguel Shores community has seen 37 closed sales, which Monarch Bay Realty agent Joseph Smith says averages ‘about a home sold a week.’

And, most of these homes didn’t sit there terribly long - the average days on market period for these 37 sales is 78 days.

The homes sold ranged from $592,000 and $8 million, making the average sales price $1,387,000.

And, sales just started picking up in a season where people aren’t typically looking to buy a house. In October alone, five homes closed escrow in this neighborhood.

Perhaps the first time homebuyer tax credit and historically low interest rates had something to do with October’s sales, and winter won’t be gloomy as usual for real estate in this area.

This short sale in Dana Point just saw a price reduction that took it south of $1 million.

Located at 27532 Gable Street, the home has 4 bedrooms, 3.5 baths, 3,093-square-feet and ocean views for $999,900. That comes out to $323/square-foot.

The home was originally listed at $1,590,000.

It’s also just a few blocks from the beach but has been sitting on the market for 252 days…because it’s a short sale. And short sales aren’t getting any easier.

In his latest biweekly report, Steven Thomas of Altera Real Estate says the following about short sales:

“There are 2,132 pending sales that are have been pending for more than two months. A stunning 91% are short sales, 1% are foreclosures and 8% are homeowners with equity. Almost a third of the total pending sales count has been pending for more than two months and most are short sales.”

The first is a home neighboring Warren Buffett’s former house - it’s located at 33 Emerald Bay (Buffett’s is 35 Emerald Bay and was taken off the market in October) and has 6 bedrooms, 6.5 baths, 6,000-square-feet and ocean views. It has been reduced to $7,495,000 from $9,300,000. That’s a $1,805,000 reduction!

The home was originally listed at $12,300,000, making the overall price cut $4,805,000.

The other price reduction isn’t as huge as this one. The home at 50 Emerald Bay was just reduced to $8,200,000 from $8,495,000. It has 4 bedrooms, 5.5 baths, 4,800-square-feet and ocean views.

A home at 178 Emerald Bay just sold after sitting on the market for well over a year. The home was originally listed at $17,250,000 and dropped steadily for months. It sold for $9,250,000 according to the Southern California MLS and listing agent Kevin Casebier. That’s a huge loss…but the home sold.

One home in Emerald Bay is also pending sale. This home, located at 42 Emerald Bay is one that I have deemed as overpriced. Before it went into escrow, the last listing price calculated the price per square-foot at $2,894/square-foot. This is after receiving a $7,500,000 price reduction off the original listing price.

We’ll keep an eye out to see what it sells for.

There are currently 17 homes for sale in this oceanfront community according to Redfin.com and 3 homes available for rent.

Prices are dropping, homes are selling at a loss, what is in store for this high-end community?

Homes priced at $1 million or higher are moving at an expected market time of 8.79 months, according to a recent report by Steven Thomas of Altera Real Estate.

According to a biweekly report by Steven Thomas of Altera Real Estate, Laguna Beach’s expected market time sped up to 8.27 months - it took an average 8.49 months to sell homes in this city two weeks ago.

However, the other two south coast cities saw their expected market time slow down.

Dana Point’s market time is now 5.58 months - more sluggish than 5 months flat two weeks ago.

San Clemente’s market time slowed to 3.51 months, gaining more time from the expected time of 3.35 months two weeks ago.

The city with the most snail-like market time is Corona Del Mar with 10.71 months.

The city with the speediest market time is Ladera Ranch with 1.08 months.

Thomas says the following about market time countywide:

“The expected market time for all of Orange County decreased in the past couple of weeks from 2.48 to 2.38 months. The expected market time last year was at 5.18 months and two years ago it was at 13.31 months. For homes priced below $1 million, the expected market time is 1.87 months. For homes priced above $1 million, the expected market time is 8.79 months.”
